Independent Component 1

(d) I help my mentor Rosario Lopez, prepare for and run an open house. The day before the house opened, Friday, I passed out flyers and my mentor's business card to the surrounding community, in Pasadena. Going door to door asking if they residents knew if they knew of anyone looking to buy a house in the neighborhood. During the preparation My mentor gave me basic information on the property, such as square footage, property value, closing cost, and other basic information. On the day of the open house, I posted the signs on the property. Inside the house I observed my mentor as she spoke with clients and directed potential clientele if they had any questions that I could not answer. After I cleaned up and put everything away.       

INTERPRETIVE
Seeing my mentor and how she dealt with potential clients that walked through the door, was very interesting because the way she pitched the house to them followed some of the strategies in the book I've read, SELLING REAL ESTATE SERVICES: Third Level Secrets of Top Producers  By Robert A. Porter. As the book would describe, her tactics were "Client-Centric" focusing and changing her approach to her pitch but still having all of the information present in her pitch. The focus of my research because of this has been on client service and how that service is provided.
Evidence: A signed letter from my mentor confirming what I did at the open house.

APPLIED
This helped strengthen my understanding that the client is one of the most important aspects in maintaining a profitable real estate business. The client whether a homeowner or entrepreneur, they are investing their money based on the information you provide.

Senior Project and ESLRs


1.  What ESLR have you excelled in most in your senior project? 
In my senior project the ESLR I have excelled in most is being an effective communicator and effective learner.   

2.  Please explain why you think you have excelled in this ESLR.
The reason why I have excelled in this ESLR because my mentor now allows me to deal and direct some of her clients when she is in her office busy with other matters. Also effective leaner because of the multiple textbooks I have found concerning my topic and applying the knowledge form those textbooks to support my first and third answer.

1.  What is your essential question?
"What is most essential in maintaining a profitable real estate business in an economic recession?"

2.  What is your third answer to your essential question (write your third answer in a complete sentence)?
To expand business to not only Realtor but also dealing with mortgages, appraising, special transactions (REO'S short sales. Flipping properties, trustee real estate purchases.)    

3.  What are three details to support or justify your third answer (details are examples or facts)?
Not having to deal with multiple people cuts the confusions and any chances of a miscommunication.
More business in real estate is available because the individual has the knowledge to do so.
Being more informed helps make better decisions.

I mainly filed documents when my mentor was busy. On a few occasions I sat in with her as she talked to clients.

To provide your real estate service up to or above the standards set by the National Realtors' Association.

3.  What are three details to support or justify your second answer?
- Follow the code of ethics and standards, that is designed to help you help the client and also follow common etiquette practices.
-Having clients refer you as a result of providing satisfactory services and your name will become better known in the real estate market.
-Use Client-centric tactics when marketing properties to potential buyers.

4.  What source helped you prove this answer is justified for your essential question?
My most important source was a book titled, SELLING REAL ESTATE SERVICES: Third Level Secrets of Top Producers,  The Realtors' code of ethics and standards and a few other articles from my research checks.

5.  What do you plan to study next with your second answer and why? 
I plan to continue my study of answer two by furthering my research on client-realtor interactions, standards, ethics and finding a new place for mentorship hours.

Independent Component 2 Plan Approval


CONTENT:
(1) Write a description of what you plan on doing for your independent study component.
For my independent component I will take a macroeconomics class (EC 202). To learn the principles of economics and to have more in depth information of the economy, which is my first answer.   
(2) Describe in detail how you think your plan will meet the 30 hours work requirement.
To meet the 30 hours that are required of me I will attend all scheduled class times and do the work that is required of me from the class.
(3) How does your independent study component relate to your working EQ?  
One of my answers to my EQ was to have an in depth understanding of the economy and taking this class will enchance the reasoning behind my first answer.
