Independent Component 2


LITERAL
(a) Statement saying: “I, Teodulo Crisanto, affirm that I completed my independent component which represents 30 hours of work.”
(b) MY textbook for the class that I have been taking has helped me. The book is Principles of Microeconomics, 5th edition, by N.G. Mankiw. Also my professor, Carsten Lange,  has helped me gain a better understanding of how economics applies to real estate.   
(d) The class that I have completed for my second independent component is EC 201 Principles of Economics.     

INTERPRETIVE
Every week I would have class for four hours a week, then dedicate two hours outside of class to studying for the assignments and quizzes. The class is still in progress and not due for completion until, the eleventh of June. My goal for the class is to obtain a B on the final and hopefully an A on the midterm. The class has helped me to understand the basics of economics and given me a new way to approach my senior topic as a science, which I do enjoy.  

APPLIED
The component has helped me understand the foundation of my essential question more than what any piece of research would have to offer. The component has helped me realized how integrated the real estate market is with the entire US economy. More on the foundation, the class is making me take a more scientific approach to my entire topic applying these principles of economics. Such as people respond to incentive, whether a positive or negative incentive people will respond. With that information in mind the impact of many government programs is better understood. Like with the Obama administration, they offered up to an $8,000 tax credit for first time buyers and have purchased a majority of mortgage backed securities in an attempt to gain control of the housing market. Also my independent component has helped me develop another answer for my essential question, improve on how you are using your working capital in order to maximize profits, because in this business profit is essential.

Independent Component 1

(d) I help my mentor Rosario Lopez, prepare for and run an open house. The day before the house opened, Friday, I passed out flyers and my mentor's business card to the surrounding community, in Pasadena. Going door to door asking if they residents knew if they knew of anyone looking to buy a house in the neighborhood. During the preparation My mentor gave me basic information on the property, such as square footage, property value, closing cost, and other basic information. On the day of the open house, I posted the signs on the property. Inside the house I observed my mentor as she spoke with clients and directed potential clientele if they had any questions that I could not answer. After I cleaned up and put everything away.       

INTERPRETIVE
Seeing my mentor and how she dealt with potential clients that walked through the door, was very interesting because the way she pitched the house to them followed some of the strategies in the book I've read, SELLING REAL ESTATE SERVICES: Third Level Secrets of Top Producers  By Robert A. Porter. As the book would describe, her tactics were "Client-Centric" focusing and changing her approach to her pitch but still having all of the information present in her pitch. The focus of my research because of this has been on client service and how that service is provided.
Evidence: A signed letter from my mentor confirming what I did at the open house.

APPLIED
This helped strengthen my understanding that the client is one of the most important aspects in maintaining a profitable real estate business. The client whether a homeowner or entrepreneur, they are investing their money based on the information you provide.

Independent Component 2 Plan Approval


CONTENT:
(1) Write a description of what you plan on doing for your independent study component.
For my independent component I will take a macroeconomics class (EC 202). To learn the principles of economics and to have more in depth information of the economy, which is my first answer.   
(2) Describe in detail how you think your plan will meet the 30 hours work requirement.
To meet the 30 hours that are required of me I will attend all scheduled class times and do the work that is required of me from the class.
(3) How does your independent study component relate to your working EQ?  
One of my answers to my EQ was to have an in depth understanding of the economy and taking this class will enchance the reasoning behind my first answer.

Senior Project Update


Content:

(1) What are you currently doing in your independent component? 
For my independent component, I am currently looking for a pre-license course in real estate to take.

(2) What is a recent piece of research (article, interview, or audio-visual) that have you reviewed you would say was significant in helping you understand where to go next in your senior project?  The piece of research should be something you reviewed in November.  Please explain what you learned and where are you going next because of this piece of research.
The most significant piece of research that I found would be a free online textbook titled, High School Course Financial Literacy 101, created by the State of California Department of Real  Estate. This book has helped me understand the current financial situation as well as the process of the transaction when buying a house in California.   

(3) Provide evidence from your independent component or the piece of research as something you recently did.  For example, a photo of something you working on for your independent component or your notes from the video you watched.

Independent Component 1 Approval


CONTENT:
(1) Write a description of what you plan on doing for your independent study component.
For My independent component, I plan on taking a pre license real estate course or  helping my mentor run an open house event.
(2) Describe in detail how you think your plan will meet the 30 hours work requirement.
 The pre license course I plan to take will take well over 30 hours to complete. As for running the open house, it should take approximately 30 hours with planning, setting up and actually running the event.
(3) How does your independent study component relate to your working EQ?  
My EQ is "What is the most effective way to secure and maintain clients?" With the pre license course I will learn all the basics in real estate and with the open house I will experience first hand what it's like dealing with potential clients.
